1.
MOST IMPORTANT RULE IN THE PARK -
Respect the 15 MPH SPEED LIMIT & NO DRIVING THROUGH ANY RV SITES, as there are elderly people and children on the premises. You will be asked to leave the property regardless of additional reservation days or status, with no refund.
THIS IS A SERIOUS SAFETY ISSUE & WILL BE ENFORCED AT ALL TIMES - NO EXCEPTIONS!!!!
2. Be respectful of others, animals, and the environment. You know… that whole do-unto-others thing.
3. Payment must be made in full at the time of the reservation . By providing a credit card number, you are authorizing Flat Creek Farms RV Resort to bill your credit card for the full amount of the reservation, including any costs accrued while at the property, and outstanding balances not paid at the time of departure.
4. Service charges may apply for changes made to your reservation. Cancellations are subject to a minimum $10.00 cancellation fee. In addition, Cancellations made within three (3) days of scheduled check-in are subject to a penalty equal to one (1) day reservation fee. Please contact the property for Cancellations or to make any Changes to your reservation.
5. Trash can be disposed of in the dumpster located behind the fence near the back of the park to the left of the Scale House area.
6. Parking on any grass areas or stonework is
NOT permitted. Broken sprinklers mean dead grass, and dead grass makes for unhappy campers. There are overflow parking areas throughout the park at designated assigned areas; this is for passenger vehicles only! No heavy equipment or trucks larger than a dually, No Trailer (of any kind), boat, or recreational vehicles (ATV's), etc. * If you have any of these items and need additional parking for said items, we can be accommodating, but it
DOES REQUIRE ADDITIONAL FEES. Please contact the office to make arrangements.
7. Please keep vehicles parked in the site designated to you, not in vacant sites. This also consists of not parking sideways to your camper or where you may be intruding on another guest’s space or blocking street traffic.
8. Do not place any furniture, door mats, rugs, lights, hanging fixtures, etc. in/on the grass areas within the RV sites. All Outdoor Items must be placed within/on your designated RV pad site only.
9. If having items mailed to you, the Lot # needs to be included in the address for proper delivery. There is a public mailbox located at the front entrance. We are not responsible for guest mail and do not disperse mail or packages to sites.
10. Quiet time is from 10:00 p.m. – 7:00 a.m.
11. Smoking is not permitted in any enclosed building. Please dispose of butts properly and not on the ground.
12. We are a pet-friendly community, but Fido must be on a leash at all times with a human attached to the other end. Please don’t leave him tied up outside your camper, for ANY reason unless you are outside with them. Be mindful of where your pet chooses to potty and always clean up after they finish their business. Nothing makes for a grumpy camper more than a shoe in poo! Please do not bring your furry friends into the buildings, including restrooms or laundry facilities.
13. NO Fire Pits or open ground fires or fireworks are permitted at Flat Creek Farms RV Resort, EVER! BBQ pits and grills are to be used on gravel surfaces only, and are not permitted on the grass at any time for any reason.
14. Laundry facilities are available near the Scale House. Please do not hang clotheslines at your site.
15. Restrooms/showers are also available and located at the laundry facility. We appreciate your help in keeping these areas clean. Please turn off all lights upon exit of the facilities. If you notice any damage or untidiness, please contact the office.
16. Washing of vehicles or trailers is not permitted on site. Mud is right up there with dog poo.
17. For monthly customers, billing is due on the 1st of the month, and payment will be considered past due on the 2nd. An initial late fee of $25 will be added to your account on the 2nd and $5 for each additional day will be added until all monies are current and paid in full.

Two week minimum notice is required and will be enforced. Notice can be made by text to the park manager as soon as you know what date you intend to check out. In order for your deposit to be refunded you must clean your RV site completely, have all utilities due paid in full and have provided the two week notice. If you are in need of assistance in the evening or on weekends, please call or text 254-662-9858.

Long-Term rental policy requires a 2 month minimum commitment, if this is not honored and a two week minimum noticed is not followed your deposit will be forfeited and not refunded.
20. If any damage occurs to Flat Creek Property during your stay, the guest whose name is listed on the reservation is responsible, and payment for damages will be deducted from the card on file or payment for damages immediately.
